Overview of Disney’s BoardWalk Villas
This charming Disney Vacation Club resort captures the nostalgic atmosphere of a 1920s/1930s Atlantic City boardwalk, all mixed in with the classic Disney resort style and pixie dust!

General Information
Disney’s BoardWalk Villas opened on July 1, 1996, and is located at 2101 Epcot Resorts Boulevard in Lake Buena Vista, Florida. The resort is a Disney Vacation Club property meaning Disney Vacation Club is Disney’s timeshare buy-in program where members can purchase points and use those points to stay at DVC resorts.
The resort features a fun and charming atmosphere with street performers and carnival games in the evening, paired with some pretty cool (and delicious) dining locations and lounges.
Location and Accessibility
One of the biggest perks of staying at BoardWalk Villas is its prime location. Disney’s Boardwalk Villas sits just between Epcot and Disney’s Hollywood Studios, and the resort offers incredible convenience for park-hopping and/or EPCOT festivals.
Guests can reach Epcot’s International Gateway entrance within a 10-minute walking path, while Hollywood Studios is approximately a 15-minute stroll away. This walking distance to two Disney parks is a huge advantage for guests who want to maximize their Disney experience.
Accommodations at BoardWalk Villas
The resort offers various accommodation options to suit different group sizes and preferences. Each room type features distinct floor plans which is what we will dive into in this blog- but read on until the end as there will be a complete review of activities and amenities also!
Disney World Boardwalk Villas Floor Plan
Disney’s BoardWalk Villas offers four main room categories:
- Deluxe Studio: Accommodates up to 5 guests with a queen-size bed, double-size sleeper sofa, and a small twin-size pull-down bed. Perfect for smaller families or couples.
- One-Bedroom Villa: Spans 712 square feet and sleeps up to 4 guests (a 5th can be accommodated with their own bedding). Features a king-size bed in the master bedroom and a queen-size sleeper sofa in the living room. The master bedroom is a pretty good size, and there’s definitely room to spread out in the Boardwalk 1-bedroom villas. There is a full-sized kitchen with dishes, glassware, cookware, etc. (More on this below, with schematics featuring each floor plan).
- Two-Bedroom Villas: Offers 1,071 square feet of space for up to 9 guests. Includes a master suite with a king bed and additional bedrooms with queen beds or sleeper sofas. The two bedroom villa also features a full sized kitchen and separate bathrooms for each bedroom. (More on this below, with schematics featuring each floor plan).
- Three-Bedroom Grand Villas: The most spacious option at 2,142 square feet, sleeping up to 12 guests. These two-story accommodations feature multiple bedrooms and bathrooms, making them ideal for large families or groups. The Grand Villa has a full-sized kitchen, a dining room, and ample bathroom space. (More on this below, with schematics featuring each floor plan).
Disney World Boardwalk Villas Floor Plan Deep Dive
The one-bedroom villa floor plan includes a master bedroom with a king-size bed, whirlpool tub, and private bathroom. The living room features a queen-size sleeper sofa, and the fully equipped kitchen includes a coffee maker and dining area.
Two-bedroom villas combine a one-bedroom villa with a connecting deluxe studio, creating a much larger space with two bathrooms. The second bedroom typically includes a queen bed and its own private bath. As noted above there is a full-sized and fully appointed kitchen and a balcony.
Grand Villas feature impressive two-story layouts with multiple bedrooms, a spacious living area, dining room, and fully equipped kitchen. These villas also include a private porch or balcony, perfect for enjoying views of Crescent Lake or the village green, centrally located between the rooms and the Boardwalk dining and entertainment area. The Village Green is also where many of the activities and the nightly Disney movies on the lawn.
Amenities and Features
Disney’s BoardWalk Villas offer lots of amenities that enhance your vacation experience, from recreational facilities to diverse dining options.
Disney Boardwalk Pools
The resort’s main pool, Luna Park Pool, features a carnival theme with a 200-foot water slide designed like a wooden roller coaster (much improved from the prior clown-spitting-out-children design- check out the pictures- it was disturbing). Additionally, two quiet pools/ leisure pools provide a more relaxed (theoretically) swimming experience.
There’s also a well-equipped exercise facility- it’s actually great, while families might like the community hall for lots offavorite activities and games. The resort also offers group-bicycle rentals to explore the BoardWalk area and surrounding resorts like Yacht Club.
As seen in the picture the Boardwalk also features activities by the pool which vary from TieDye t shirt dying to wine glass painting!
Dining Options at Disney’s Boardwalk Resort
If you’re staying at Disney’s BoardWalk Villas—or simply strolling down the Boardwalk—you’ll find no shortage of delicious dining options. From yummy seafood dinners to quick snacks and sweet treats, there’s something here for everyone.
Flying Fish
For a special night out, Flying Fish is a great choice. This upscale restaurant is known for its artful presentation of fresh seafood and steaks. With a sleek, modern interior and creative seasonal menus, it’s ideal for couples or anyone looking to enjoy a refined dining experience. It’s also kid friendly as almost any Disney restaurant is, but they might get a bit bored.
Trattoria al Forno
Trattoria al Forno serves up hearty Italian favorites with a focus on fresh ingredients and old‑world charm. It truly reminds me of the Trattoia’s in the Tuscany region of Italy!
Known for its house-made pasta, wood-fired entrées, and open kitchen, it’s a reliable spot for table‑service breakfast and dinner. Character dining (the former Bon Voyage Adventure Breakfast) has not returned—guests now enjoy a traditional meal without characters. The breakfast is still quite delicious but I miss the characters- it was the only place you could meet Ariel and Eric and Rapunzel and Flynn. Belle Vue Lounge
Step back in time at the Belle Vue Lounge, a hidden gem inside the BoardWalk Inn. With vintage radios and board games it matches the classic Boardwalk style. It’s a relaxing place to sip a cocktail or enjoy a light bite before heading out for the evening.
It’s also open for breakfast service, offering continental-style options each morning. It serves pastries, muffins, cereal, fruit, and coffee from 6:30 a.m. to 11:00 a.m., making it a convenient and cozy spot to start your day before the Disney parks open.
BoardWalk Joe’s Marvelous Margaritas
Craving something cool and tropical? BoardWalk Joe’s is your go-to for refreshing margaritas and fruity frozen drinks. It’s a perfect stop during a sunny afternoon walk or while watching the BoardWalk come to life at night. The drinks are pretty sweet, if you like that sort of thing.
BoardWalk Deli
Replacing the former BoardWalk Bakery, the new BoardWalk Deli offers classic New York–style sandwiches, fresh pastries, and quick breakfast or lunch options. It’s a great grab-and-go spot for fueling up before heading to the parks or enjoying a picnic along Crescent Lake.
Pizza Window
Simple, fast, and satisfying—Pizza Window serves up slices and whole pies without the need for reservations. Be warned this place is really high priced for pizza that’s the same quality pizza you could get delivered to your room (at a much better price).
The Cake Bake Shop by Gwendolyn Rogers
The newest addition to the BoardWalk, The Cake Bake Shop is already a fan favorite. This stunning bakery-meets-restaurant is known for its over-the-top decor, whimsical afternoon teas, and indulgent desserts like the signature Millionaire’s Cake. But it’s not just sweets—you’ll also find full breakfast, lunch, and dinner menus, along with specialty cocktails and champagne. A reservation here is a must, so try to do this as early as 60 days before your trip to be sure you don’t miss out!
Transportation Options
Getting around Walt Disney World from Disney’s BoardWalk Villas is convenient with multiple transportation options available.
Walking Paths to Nearby Parks
One of the biggest advantages of staying at BoardWalk Villas is the ability to walk to two major parks. Epcot is approximately a 10-minute walk via the International Gateway entrance, perfect for enjoying the Epcot International Food & Wine Festival or other seasonal events.
Disney’s Hollywood Studios is accessible via a scenic 15-minute walking path that follows the waterway. This walking distance to parks gives guests flexibility in their schedule without relying on Disney transportation.
Water Taxi Services
For those who prefer not to walk, Friendship Boats provide transportation between the BoardWalk area, Epcot, and Hollywood Studios. These relaxing water taxis offer a chill way to travel between destinations.
Bus service is available to other locations including Magic Kingdom, Animal Kingdom, the Disney water parks (Typhoon Lagoon and Blizzard Beach) and Disney Springs. Note: There is no bus access from Disney’s Boardwalk resort to Hollywood Studios.
