Choosing the wrong DVC resort can turn your dream family vacation into a logistical nightmare where you’re burning points on a property that doesn’t fit how your family of five actually vacations. Most DVC members get distracted by being close to Magic Kingdom or the resort’s Instagram appeal, but families of five with young kids need more than a monorail ride, and not all DVC resort villas (looking at you studios) can always fit a family of 5.
You need rooms with space to breathe after park close, and dining options that don’t require another bus ride when someone melts down at 6 PM- and fun pools too!
The best resorts for families of five aren’t always the ones DVC pushes hardest or the properties with the lowest point requirements. They’re the ones that match your family’s age range, energy level, and how you split time between parks and resort days.
Here are the five DVC resorts that families of five book over and over (including what my family of 5 has preferred over the years- from when they were little to now being the big teens that they are), all ranked by how well they deliver on the things that actually matter when you’re traveling with kids.

These two resorts dominate bookings for families of five because they solve three pain points: Room size, pool quality and theme park access.
DISNEY’S BEACH CLUB VILLAS

Stormalong Bay isn’t just the best pool at Disney World; it’s the reason families of five justify the higher point cost at Beach Club Villas.
This three-acre water wonderland connects Beach Club and Yacht Club with a lazy river, water slide, and a sand-bottom pool that feels like an actual beach. Kids can spend three hours here without asking to leave, which means parents get something close to relaxation. The pool area has its own bar, quick service food nearby, and enough lounge chairs that you’re not fighting for space at 9 AM.
🔑 Why This Matters: Most DVC pools are adequate. Stormalong Bay is a destination that keeps kids entertained on resort days, giving you a built-in backup plan when someone’s too tired for Epcot or it’s raining sideways. And you can’t pool hop to Stormalong Bay from another resort, you have to be a guest even if you are a DVC member!
Walking distance to Epcot through the International Gateway puts you inside the park in under five minutes.
No bus. No monorail transfer. No waiting with an overstimulated four-year-old who’s already done with the day. When someone needs a break, you’re back in your room in the time it takes most families to get through the bag check line.
- One-bedroom villas sleep five with a full kitchen and washer-dryer BUT studios also sleep 5, less room but still possible.

The trade-off:
Point cost runs high, especially during peak seasons. If your family of five prioritizes pool time and Epcot access over budget efficiency, Beach Club justifies every point. If Magic Kingdom is your main focus and you’re doing rope drop daily, the transportation time adds up.
Beach Club Villas works best for families of five with kids aged 3 to 10 who still nap, need midday breaks, and get maximum value from a world-class pool.
BAY LAKE TOWER AT DISNEY’S CONTEMPORARY RESORT

Bay Lake Tower gives you the single fastest Magic Kingdom access of any DVC resort without requiring a boat, monorail wait, or bus ride.
You walk through the Contemporary, cross the breezeway, and you’re at the Magic Kingdom entrance in under 10 minutes. For families of five doing rope drop or staying until fireworks, this eliminates the transportation variable that ruins most touring plans. When a toddler crashes at 2 PM, you’re back in your room before they fully melt down.
🔑 Key Advantage: The Contemporary monorail station sits inside the resort. You can reach Epcot through the Transportation and Ticket Center faster than most resorts can get you onto a bus.
Contemporary advantages for families of five:
- Top-floor observation deck gives kids a view of Magic Kingdom fireworks from the room
- Quick service dining at Contempo Cafe eliminates breakfast stress
- Pool area includes a water slide and splash pad for younger kids
Disadvantages: Studios only sleep 4, not 5, so you would have to splurge on a one-bedroom, which are beautiful and roomy, but way more points than other DVC resort studio villas that sleep 5. The pool area is smaller and less impressive than Beach Club’s Stormalong Bay. If your family of five plans multiple resort days or has kids under 5 who need serious pool entertainment, Bay Lake Tower’s aquatic options feel limited.
The views aren’t just aesthetic. Kids love watching the monorail glide past the windows, and being able to see Cinderella Castle from your balcony keeps the magic alive even on resort days.
Bay Lake Tower is the top pick for Magic Kingdom-focused families of five who prioritize access speed over pool resort vibes, especially those with early risers or kids who thrive on structured park days.
STRONG DVC RESORT FOR FAMILIES OF 5: CONTENDERS WITH SPECIFIC ADVANTAGES
These three resorts each dominate a particular need for families of five, from budget efficiency to immersive theming to space- BUT not all studios sleep 5 in these categories either.
DISNEY’S ANIMAL KINGDOM VILLAS (KIDANI VILLAGE)

Kidani Village delivers the most immersive resort experience at Disney World with savanna views that let kids (and adults- they enjoy this even more) watch giraffes, zebras, and wildebeest from your balcony.
The savanna-view rooms aren’t a gimmick. Waking up to animals grazing 20 feet from your window shifts the entire vacation tone. Kids spend mornings spotting wildlife before you even leave for parks. But there are plenty of balcony overlooks and savanna level viewing so you truly don’t have to spend the extra points to get a savanna view room if you are trying to budget (more on point spend for a family of 5 below though).
Parents get the quietest, most relaxed resort environment (rocking on the rocking chairs overlooking the savanna is a must, IMO) of any DVC property as Kidani sits away from the main Animal Kingdom Lodge building.
🔑 Why Families of Five Keep Coming Back: The savanna views turn downtime into entertainment. When someone needs an afternoon break, you’re not staring at a parking lot or generic pool view.
What makes Kidani work for families of five:
- Larger villas with the most space per point of any DVC resort BUT they also only have studios that sleep 4 not 5, so you have to spend your points on a 1 bedroom. The good thing is that their one bedrooms are more affordable than other resorts.
- Three distinct savanna views (sunset, pool, or Pembe)
- Uzima Springs pool includes a 128-foot water slide
- Sanaa restaurant offers unique dining without leaving the resort
- Kiddie pool and splash pad keep younger kids entertained
The trade-off for immersion and space is distance. Animal Kingdom Villas sits farthest from Magic Kingdom, and is a decent ways away from all of the parks except Animal Kingdom itsefl, and bus transportation to the other three parks takes longer than resorts on the monorail or Skyliner. Families of five who rope-drop daily or park-hop multiple times lose significant time in transit. Kidani is also another bus stop in from Jambo house which adds a bit more time (though not much). And there is no walking path to Animal Kingdom park, a bus is required to get there as well.
Point efficiency matters here. Kidani Village often requires fewer points than Magic Kingdom-area resorts, especially for standard-view rooms. Families of five willing to skip the savanna view can stretch their points further while still accessing the pool and dining amenities BUT you have to get a 1 bedroom for a family of 5.
Kidani Village is the best choice for families of five with kids aged 4 to 12 who love animals, appreciate larger living spaces, and plan at least one full resort day per trip.
DISNEY’S BOARDWALK VILLAS

Boardwalk Villas sits in the same Epcot resort area (just on the other side of the lake) as Beach Club but trades the epic pool for something equally valuable: a built-in entertainment district outside your door.
The Boardwalk itself is a quarter-mile promenade with restaurants, ice cream, street performers, and a nostalgic carnival vibe that gives families of five something to do after dinner without committing to another park or bus ride. Kids can run around, parents can grab a drink, and everyone stays within a five-minute walk of the room.
🔑 What This Solves: The 7 PM to 9 PM window when kids are too wired to sleep but too tired for structured activity. Boardwalk gives you an easy, low-commitment option that feels special without the effort. In the midst of all the Boardwalk fun they also offer movies under the stars, as do all Disney resorts, except this one is on the Boardwalk so it’s extra special!
Boardwalk advantages for families of five:
- Walking distance to both Epcot and Hollywood Studios
- Boat transportation provides a fun alternative to walking
- Luna Park pool has a carnival theme with a water slide
- Quick service and table service dining within the resort
- Studios sleep 5 here just like Beach Club and Polynesian, among some other DVC resorts.
The rooms recently received refurbishments that added modern touches while keeping the 1940s seaside charm. The updated fixtures and furniture make the villas feel current without losing the nostalgic theming that sets Boardwalk apart.
The constraint: Boardwalk’s pool doesn’t compare to Stormalong Bay next door. Families of five with pool-obsessed kids may end up wishing they booked Beach Club instead, especially if you’re paying similar point costs (though Beach Club is usually a bit more points)
Boardwalk Villas works best for families of five with kids aged 5 and up who enjoy the evening Boardwalk atmosphere and want easy access to Epcot and Hollywood Studios without the Beach Club price premium.
DISNEY’S POLYNESIAN VILLAS & BUNGALOWS
Polynesian Villas gives you Magic Kingdom monorail access (and as of a couple of years ago a walking path- though it takes some time) wrapped in the most distinct theming of any DVC resort, with a South Pacific aesthetic that makes the property feel like a destination beyond the parks.
The resort sits on the Magic Kingdom monorail loop, which means you reach the park in under 10 minutes without walking through the Contemporary or waiting for a bus. You also get direct monorail access to Epcot through the Transportation and Ticket Center, giving you two parks on one transportation line.
🔑 The Polynesian Advantage: The theming creates an immersive vacation chill vibe that keeps kids and adults engaged even on resort days. The lobby waterfall, tropical landscaping, and Polynesian music set a tone that generic deluxe resorts can’t match.
Family-friendly features for families of five:
- Oasis pool with a water slide and adjacent splash pad
- Close proximity to the beach with Magic Kingdom fireworks views
- Multiple dining options including Kona Cafe and quick service at Captain Cook’s
- Studios sleep 5 here too
- Walking path connects to Grand Floridian for additional dining
The private bungalows over Seven Seas Lagoon offer unmatched Magic Kingdom views and space for larger families, but they carry the highest point cost in the entire DVC system. Most families of five book standard studio villas in the main building or Tokelau longhouses. The new Polynesian tower has opened up the choices, though and offers 1 bedroom and larger villas adding even more options to the Polynesian family. The Polynesian has been our home resort sine 2017 and we absolutely love it! I didn’t intentionally put it last on the list- it is truly magical- but the others do have some advanatages if you either want to be able to walk to two parks (Boardwalk or Beach Club), want to feel like you are on an African safari and enjoy cultural immersion (Animal Kingdom), or want to truly just have a short walk to the Magic Kingdom.
What limits it:
It used to be the limited options- but now that limitation has been removed with the addition of other room styles at the Tower!
Polynesian Villas is the right pick for families of five who value theming as much as location and want Magic Kingdom access without the Contemporary’s modern tower aesthetic.
The best DVC resort for your family of five isn’t the one with the lowest points or the shortest walk to Magic Kingdom. It’s the one that matches how your family of five actually spends time at Disney World.
If your kids need world-class pool entertainment and you’re splitting time between Epcot and Hollywood Studios, Beach Club justifies the points. If Magic Kingdom rope drop defines your vacation, Bay Lake Tower eliminates transportation stress, but the Polynesian is close too and offers a more chill, immersive vibe and a 5 person studio. If savanna views and space matter more than proximity, Kidani Village delivers the most immersive experience for the best value- but factor in that you will need to get a 1 bedroom. So, as you can see the choices are unique and you need to decide what is most important for your family of 5!
